How it works

We have lived on the Costa Blanca and Costa Cálida for years and manage apartments here every day. We know the season, we know the prices, and we know what a place in a given town really earns — not what a brochure promises.

We look after guests in Polish, Spanish and English. We are on the ground, so when something happens in your apartment you are not waiting for a crew from the other end of the country.

  1. Get in touch

    You tell us where the apartment is and what is in it. We come and see it, work out realistic occupancy and a nightly rate, and tell you plainly what it can bring in and out of season.

  2. Agreement

    We sign a management agreement with clear terms: a commission on completed bookings, nothing to pay up front. We photograph the apartment and list it on our own site as well as Booking.com and Airbnb.

  3. You earn

    From then on there is nothing for you to do. We take the bookings, hand over the keys, clean between stays and keep the paperwork in order. You get regular settlements and a view of the calendar.

    Photos and video of the apartment and the area — they decide whether anyone opens the listing at all.

What owners ask most often. Anything else — by email or on the phone.

How much does managing an apartment cost?

We charge a commission on completed bookings — no up-front fees and no monthly retainer. If the apartment stands empty, you pay nothing. The exact terms are agreed individually, after we have seen the property, and written into the contract.

Can I still use the apartment myself?

Yes. It is still your apartment — you block the dates you want to keep for yourself and your family, and we take no bookings on them. The sooner we know those dates, the better we can plan the season around them.

Who is responsible for damage caused by guests?

We take a refundable deposit for every stay and check the apartment after check-out. Normal wear is part of renting; for anything more serious we deduct it from the deposit and inform you with photographic evidence.

Does the apartment have to be furnished in a particular way?

There is no single template, but guests look for specific things: air conditioning, a washing machine, Wi-Fi, a properly equipped kitchen and beds for the whole party. Once we have seen the apartment we tell you plainly what is worth adding so that it rents for most of the year — and whether it pays off at all.

Do you handle the Spanish paperwork?

Yes. Tourist-rental registration, guest reporting and day-to-day formalities are on us. We live here and deal with them in person, in Spanish — you do not have to travel or translate anything.

Which towns do you cover?

We cover the Costa Blanca and Costa Cálida coastline, from around Alicante down into the Region of Murcia. If your apartment lies outside that area, write to us anyway — we will tell you honestly whether we can give it the same level of care.
